SUMMARY OF ENGINEERING SERVICESMunicipal Engineering: including preparation of comprehensive land use plans, schedules for utility or street repair or replacement, special assessments for projects, establishment of sewage utilities, coordination of activities with various State and Federal Agencies including the Division of Highways, Department of Natural Resources, United States Corps of Engineers, United States Environmental Protection Agency, Farmers Home Administration, Wisconsin Department of Development and the Department of Commerce.Civil, Sanitary, Street and Highway, Storm Water Drainage and Utility Engineering: including design of urban streets, rural highways, drainage structures, storm sewer systems, sanitary sewer systems, water supply and distribution facilities, sewage lift stations, earthwork projects, erosion control projects and utility extensions. Construction stakeout of projects is furnished .Structural Engineering: including structural analysis and design of buildings, structures, or specific components of wood, steel, masonry or concrete.Feasibility Studies and Reports: include the layout, design and field work to properly study the project and provide cost estimates for construction. Proper techniques are used at the site to assure representative samples.SUMMARY OF LAND SURVEYING SERVICESLand Surveying WCI provides a full range of surveying services from property surveys on small parcels of land to planning, platting, and staking of large-scale subdivisions.What can a land surveyor do for you?All land surveys are, in part, property surveys. “property survey” means any land surveying which includes as one of its principal purposes describing, monumenting, locating the boundary lines of, or mapping one or more parcels of land. There are several types of property surveys. That your land surveyor can recommend, depending on your particular needs.Boundary Survey: One of the most common surveys is a retracement of the boundaries of land that has been surveyed before, but the corner locations are not not clearly marked or known. Perhaps the land was described by a deed or deeds and was not surveyed as part of the land transaction.Certified Survey Map (CSM): When creating new parcels of land, changing boundaries, or when required by ordinance or local subdivision regulations, a CSM can be made for up to four (4) parcels of land. The CSM becomes a recorded document and the land becomes known by reference to its lot number.Subdivision Plat: This is a division of one or more parcels of land by the owner for the purpose of sale or building development where the act of division creates 5 or more parcels of 1 ½ acres each or less. Like a CSM, the plat or map of the subdivision becomes a recorded document and the land is divided into numbered lots. Large subdivisions may be developed all at once or in phases.ALTA/ACSM Land Title Survey: Usually called an “ALTA Survey”, this type of survey is only required when a title insurer is asked to provide one by a buyer or lender for a commercial property. The survey is prepared according to national standards that are updated from time to time to address concerns relating to land restrictions, encumbrances, and the evaluation of risks and benefits associated with purchasing the property. An “ALTA Survey” must be performed to a national standard minimum detail requirement. The most recent update is the “2005 Minimum Standard Detail Requirements for ALTA/ACSM Land Title Surveys", which became effective January 1, 2006.
Topographic Surveys: Topographic surveying incorporates the third dimension of "depth" or "elevation" so that the horizontal and vertical relationship between natural or man-made features can be studied. This is important when designing a subdivision or analyzing a property that is mapped into a flood hazard area.Assessor's Plats: Used to reconcile parcel boundaries between 2 or more separate owners when the boundaries can not be accurately described or retraced due to gross errors in lot measurements or locations of monuments, Ambiguous descriptions, or survey monuments that have been disturbed or never placed. An assessor's plat offers many advantages for the land owners and the municipality.Section Corner Restoration: Including research of past records, field investigations and surveying control to reestablish original section corners that have been lost or destroyed over the years. Necessary computations to assure proper location and after restoring the corners, tie sheets are prepared and recorded for future reference.

Services available range from preliminary space studies and drawings to final details for construction. Construction specifications and contract documents are available for projects. Construction observation is provided as required by the client. Mechanical design for heating, ventilating and air conditioning, communication and electrical systems are available through professional engineer subconsultants regularly used by our firm.
